    0/10 to the property management department.
    I say this in a literal sense with full sensitivity and awareness of the current housing crisis - I would rather be homeless than rent with them again.
    As a new home owner, I would also have more confidence handing my place to a circus to rent out my property.

    Was at my place for about 2.5 years and was under jellis craig, literally had not one issue and my property managers and landlords were lovely and easy to deal with. During the last two weeks of my tenancy they switched to this lot and it was a nightmare the whole time.
    Absolute incompetence when at their best, unethical practices at their worst.

    My advice to owners looking to rent out their place- just go to jellis craig, they’re cheaper and know what planet they’re on

    My advice to tenants- don’t rent with them, I don’t care if they have your dream house for $10 a month, don’t do it

    I would rate my experience with Sally as 5 Stars. Sally has been extremely efficient and very prompt in dealing with and resolving any issues that have arisen in managing my property. She is excellent to communicate with and very professional. Sally obviously has extensive experience and knowledge with a great understanding of both the Landlord and the Renters requirements.

    Carmel Williams has been a very professional, respectful manager for our rental property in St Kilda. She managed the property and the tenants well. She acted quickly and professionally when we requested certain tasks to be completed. We would highly recommend her.

    It’s been close to year they are still not releasing our bond.
    Many email trails still awaiting a response.
    We had filled out the tenancy inspection sheet comments we put in to the report are there but photos we uploaded are not. Eg scratches on stone bench was put into comment and photos taken. We are now faced with supposed new scratches.

    We put down fly screen and fly screen doors not operating properly. But now it’s our problem.
    If you rent through them by all means be very very cautious there is no room for wear and tear expectation is when handed back immaculate.

    Another example we had a large downpour of rain and water come into the house from the roof. We emailed them they replied. But now we are asked to remove water damage stain from the lounge room which it can’t be removed.

    Range hood did not cover the full length of stove we are now responsible for cupboards stained above the stove.

    We put down shower drain not allowing water to flow and shower was flooding also have video. We were instructed to remove the cap when showering. Kids dropped the little knob that switches shower head to hand held. We are up for $680

    There was a chip in the bathroom sink that is smaller than a nail head I really don’t know if it was there prior but it’s our problem now.

    The stone sink in the kitchen had minor scratches apparently I was not to use or put cutlery into the sink incase it scratched.

    The garage we never put a car in as we used it as storage for boxes but there is apparently a stain 10cm wide we caused.

    Gardening apparently we did not remove leaves that were dropping from next doors trees.
    Bamboo we apparently did not prune.

    The burners on the stove were scratched I agreed on $180 replacement but now claim is entire stove needs replacing. I have video that will show stove was not scratched.

    Entry to house was via a gravel walk way and obviously stones would get stuck under shoes minor scratches in entry we caused so we were apparently supposed to remove shoes prior to entering house.

    My advise is take a HD video recording and pictures prior. Also when vacating use cleaning company they recommend as it will never be good enough.

    Although property was re leased with in 4 weeks at a higher price we devalued the property is the claim and now almost 8 months on bond is still stuck.

    Realestate agents should always be fare to tenants as well as to landlord by identify to the landlord what is realistic to claim.
    I am not a full time tenant as I to am a landlord my realestate agent has always sat down with me and has always found the balance to explain to me were some items is not tenants fault.
    Not sure it might be that this way a particular property remains in this real-estates portfolio while they re advertise for a new tenant and with holding a tenants bond.

    It was a town house we asked if landlord was next door They lied to us telling us landlord lives away from the property. Bucket of cold water

    I gather they will respond to this in a nice justifying way about the tenancy laws but as I have told them I have videos proving my defence. On 80% of there claim and they surely have a responsibility to be fare to landlord and tenant and balance is not there what so ever.

    The ownership of the apartment was tricky being part-owned by the Trustee of a 1958 deceased estate (two elderly aunts being life-tenants) and myself. When each aunt died ownership percentages changed.
    Belle were able to juggle these changing arrangements.
    Letting went smoothly although with Covid we had to lower rental expectations.
